★ First home buyers

Buying your first home is exciting. It can also feel overwhelming.

Mortgage your house, not your life.

You don't need to understand bank policy, government schemes or borrowing calculators. That's my job. I'll explain everything in plain English so you know what you can comfortably afford and what makes sense before you start making offers.

You'll speak with me from the start, and I'll stay involved all the way through. You don't need to have everything worked out before you call — just tell me what you're hoping to do.

Spiro Kolokithas

Managing Director, What If We Finance

I know buying your first home can feel overwhelming. Everyone has an opinion, the bank tells you one thing and the internet tells you something else. My job is to cut through all of that, listen to what matters to you and explain your options honestly in plain English.

You'll deal directly with me from our first conversation through to settlement, with my team supporting everything behind the scenes. I won't disappear once the application is lodged, and I won't pass you from person to person.

This is

Prefer to watch first?

The three “oh sh*t” moments every first home buyer should know.

Most first home buyers worry about whether the bank will say yes. The bigger surprises are often the things no one explains beforehand — what your deposit really needs to cover, how repayments can change and whether the property itself will suit the lender. I explain those three things in this short video.

What most first home buyers get wrong

The bank may tell you what you can borrow. I’ll help you work out what you should borrow.

I've met plenty of people who could borrow more than they were actually comfortable repaying. Just because the bank says yes doesn't always mean it is the right decision. I'd rather help you buy a home you can enjoy living in than stretch every dollar simply because you qualify.

What you can borrow

.

The highest amount a lender may approve under its policy.

What you should borrow

.

.

The amount that leaves room for repayments, rising costs and the rest of your life.

Getting the loan approved matters. Making sure you can still enjoy your life after settlement matters just as much. Mortgage your house, not your life.

At the end of the day, awards aren't what matter most. Helping someone feel calm, informed and confident about buying their home does. I was proud to win the MFAA Victorian Customer Service Award in 2024 and to be named a finalist again in 2025 and 2026. Only five Victorian brokers are shortlisted in this category each year from an industry of around 5,000 brokers. That recognition means a lot because it reflects how I look after people — answering the phone, explaining things clearly and remembering there is a real person and a real home behind every application.

The best part of my job is seeing someone realise they can do this.

I highly recommend Spiro, particularly if you're a first home buyer. He made a confusing, stressful process as simple as possible, and he and Jaan always took the time to explain things.

If you want a broker who actually puts your interests first, go see Spiro. He mapped out different borrowing scenarios so I had total clarity on my budget, and found a policy that waived LMI for my situation and saved me a big upfront cost.

What happens after you book

You don’t have to figure it all out on your own.

1

Tell us where you are now

Tell me about your income, savings, commitments and the kind of home you're hoping to buy. You don't need to know all the answers.

2

We work through the options

I work through the lender rules, repayments, grants and any potential roadblocks, then explain the options that genuinely suit you.

3

Move forward with confidence

You'll know what you can comfortably buy, what needs to happen next and whether now is the right time to move. If it isn't, I'll tell you that too.

Before you book

It’s completely normal to have questions.

Will this affect my credit score?

In most cases there's no fee to you. I'm paid a commission by the lender if your loan settles. If a fee ever applies to your particular situation, I'll tell you up front before you commit to anything.

Will this affect my credit score?

A first chat won't. I'll only arrange a credit enquiry with your permission, and a formal application will only be lodged once you've decided to go ahead.

What do I need for the call?

Nothing prepared. A rough idea of your income, savings and any current debts will help me give you a more useful starting point, but it's not essential.

I'm self-employed, casual, or have a small deposit. Can you still help?

Yes. I regularly help people who are self-employed, casually employed or working with a smaller deposit. These are often the situations where choosing the right lender makes the biggest difference.

Before you book

You don't need to have everything worked out before you call.

If you're feeling unsure, that's completely normal. Bring your questions, your rough numbers or simply an idea of the home you would love to buy. I'll explain where you stand, what may be possible and what I believe your next step should be. If you're ready to move forward, great. If you're not, that's completely fine too.
